Disclaimer
Our website helps you explore an ADU project. The following explains the limits of the concepts and planning tools.
Concepts and project photos
Garden and Courtyard are concepts for discussion. Renders, furniture and finishes illustrate a design direction; they are not construction drawings or a record of a completed standard model. Our project photographs show separate sites and the stage photographed. An attached ADU project is not an example of a Garden or Courtyard model.
Areas and dimensions
Garden uses a 17 × 22 ft main outline: 374 sq ft, plus a separate 13 × 5 ft open porch: 65 sq ft. The combined outline is 439 sq ft before roof overhangs. Courtyard’s approximately 445 sq ft is a reference area from the original plan, not a verified building footprint. Final dimensions, area definitions and details belong in the project’s approved drawings.
Maps, terrain and buildings
Parcel boundaries and distances come from public GIS and are approximate. Address suggestions can match nearby or different parcels; confirm the selected property. County and city zoning layers, CAL FIRE hazard maps, USGS elevation and aerial imagery are screening references. Historical building footprints and heights may be outdated or incomplete. Missing data does not establish that a site is flat, clear or buildable.
Placement and AR
A model fitting inside a mapped parcel is not an ADU feasibility or permit decision. Setbacks, easements, existing buildings, utilities, access, slopes, soil, retaining walls and grading need project-specific review. AR and 3D placement are visual references; camera tracking, registration and source data can introduce error. Use a survey and the appropriate professionals for site measurements and construction decisions.
Scope, price and permits
Website concepts and discussions do not promise a fixed price, approval or completion date. Design, engineering, applicable permits, site work, utilities, finishes, fees and exclusions must be confirmed for the property and stated in the written proposal or agreement. References to city-provided plans or public data do not imply a city partnership or approval for your parcel.
Queries and inquiries
The planner saves private query records for 90 days. A submitted inquiry and its plan follow our separate project-record retention policy. See the Privacy page for the information collected and how to contact us.
